M360 + five modules

One platform. Five modules.

M360 is the platform every building, system and user is managed under. Turn on the modules each building needs: Monitor, Pulse, Assets, Intelligence and Automate.

The platform

M360

Everything is managed under M360: your portfolio of buildings, the connections to every system, the digital twin, users and roles, and the portal your team and tenants see. The modules plug into it and share all of it.

M360 Monitor

See it.

Live readings from every connected point, with alarms filtered down to the ones that matter.

  • Every BAS point, meter and sensor
  • Energy and power management: services, switchboards, demand, the bill
  • Generators, transfer switches and UPS
  • Air quality readings

M360 Pulse

Predict it.

Predictive fault detection & diagnostics. Pulse names the failing part, explains why, and turns it into work that gets done and verified.

  • Predictive fault detection on HVAC and critical equipment
  • Root cause with evidence
  • Work orders to your service provider
  • Repair verified after the fix

M360 Assets

Understand it.

Every unit with its manuals, submittals, warranty, parts list and complete service history, tied to the digital twin.

  • Customer → building → asset structure
  • Documents read in and linked
  • Condition and history for capital planning
  • Every reading tied to real equipment

M360 Intelligence

Ask it.

Ask a question in plain English and get an answer from your building's own data and documents.

  • Answers from live data and your documents
  • Points to the page and the part
  • Reports on request
  • Write automation rules in plain words

M360 Automate

Act on it.

Playbooks adjust setpoints, schedules and plant operation to how the building is really used, inside limits you approve.

  • Booked-but-empty rooms set back
  • Occupancy and badge-in driven floors
  • Central plant and demand limiting
  • Escalation when something breaks

A closer look · M360 Pulse

Predict failures. Prioritize maintenance. Extend equipment life.

Pulse analyzes HVAC and critical equipment telemetry to spot abnormal operation and developing faults. Each finding becomes a work order for your service provider, and Pulse checks the equipment after the repair.

Detect→Validate in context→Work order→Repair documented→Performance verified
What Pulse watchesWhat Pulse can find
Supply and return temperatures, ΔTRefrigerant and heat transfer problems
Superheat, subcooling, pressuresDirty coils and airflow restrictions
Compressor amps, runtime, cyclingShort cycling and compressor wear
Setpoints, calls, sequencesSensor and control sequence failures
Energy use and historyEfficiency loss and abnormal operation

M360 Intelligence

Your team gets an expert that has read every page.

M360 answers from live data and from the drawings, submittals and manuals you gave it, so the answer is about your equipment.

Why is the east side of floor 12 running warm this afternoon?
VAV-12-07 is commanded to 40% open but is reading 38% and hasn't moved in two days, so the east zones aren't getting enough cool air.
  • Likely cause: a stuck damper actuator.
  • The actuator model and part number are in the VAV submittal, page 14.
  • A work order has been drafted for your service provider.
